The spokesperson for the Government of Catalonia and Minister of Housing, Sílvia Paneque, announced this Thursday that applying rent caps in Catalonia has given “good results”, with prices “down 3-5%”. Paneque has pointed out that the data they handle is from two quarters and “already indicates a containment in rent”, in response to questions from journalists when participating in the Housing Sector Conference, which was held at the Ministry’s headquarters. “It is not significant, we are talking about 3-5% at best, but we are already looking downwards,” detailed the Government spokesperson, who announced that they will release the data “exactly” next week. That said, Paneque has expressed that the rent cap is not the only tool to contain the rise in prices and has insisted on expanding the social and public housing stock, “because if not, it will not be possible.” “But there is some initial data that already tells us that perhaps there could be good results regarding this limitation of the rent cap. Next week we will give the details, because we are still working on this issue,” he assured. And he added that there are different observatories working and contrasting the data “so as not to give messages that later do not correspond to the necessary rigor.” “The housing problem is complex, it does not have a single recipe,” he expressed, before announcing that next week they will also announce, within the framework of the General Policy Debate in Catalonia, a package to develop delegated construction. Specifically, he said that it consists of “making public land available to third parties, which could be private, could be cooperatives, for the construction of housing.” And he specified that “the ownership of the land and the building is maintained, but third parties can manage the rentals and have a margin of return regarding the construction.”
