Avaterra Natural Living received certification Edge Advanced as a sustainable building, by having energy and water saving strategies, as well as being a building committed to minimizing carbon production. With this, it is the first housing complex in the Guadalajara Metropolitan Zone (ZMG) to obtain the distinction.
The certification, obtained under the number GP2-MEX-24031310191851-78, is proof of the commitment that Avaterra and Green Life Capital maintain in terms of sustainability with the environment.
“We are very happy to have completed this certification process, which validates all the effort and investment we have made for sustainability in this project. This distinction is a testament to leadership in sustainability and the ability to renew existing projects, aligning them with the highest international standards of efficiency and resilience,” said Avaterra CEO Gerardo Huerta Hoyos.
He added that The recognition is a guarantee of Avaterra’s commitment to the environmentstarted almost 15 years ago by contemplating, from its architectural and engineering origins, measures that allow it to be in tune with energy and water standards.
For example, the certified complex has solar panels that allow photovoltaic energy to be generated, minimizing electrical energy consumption charged to the Federal Electricity Commission, highlighted engineer Huerta Hoyos.
It also has cross ventilation systems that allow the housing units to always be kept cool, protecting them from extreme heat and reducing the need for mechanical cooling systems with their high operating costs.
Avaterra It also operates with a water management system that not only consumes less water, but also allows it to be returned to the groundwater thanks to infiltration into the ground.
“A very important investment has been made to infiltrate rainwater, today much more water infiltrates with the project than when it was a crop property,” Huerta explained. “We also treat all the water we use and reuse it for irrigation, and when we use it for irrigation the resource infiltrates back into the soil. In this way we are collaborating in water management, because in reality we infiltrate all the water; of rain and the one we use” highlighted the engineer.
So, certification Edge Advanced supports that, in a first stage, Avaterra maintains energy savings of 47%, 33% in water, and has 98% less carbon incorporated in materials.
The above, said engineer Gerardo Huerta, was achieved thanks to the work undertaken by Eosis, an international sustainable consulting firm, focused on the development of ESG strategies – the acronym in English for the concepts “Environmental, Social and Governance” -, for efficient real estate projects.
Eosis’ objective is to promote the decarbonization of buildings and operations, aligning its practices with the highest standards of international certifications, such as LEED and Edge, received last Friday by Avaterra and Green Life Capital.
Distinction that validates a sustainable bet
Gerardo Huerta Hoyos, general director of Avaterra, highlights that “when an international institution that is dedicated to monitoring the issue of sustainability, such as Edge Advanced, grants this certification, we remove the ambiguity from the opinions about this project.” ”.
He explains that “It is no longer an opinion, it is a certification, it is a document that is valid internationally, and this is very important, both for the benefit of the people who trusted us and already bought their apartment, and for those who are thinking to buy with us. It also demonstrates the social commitment of the company and our partners to demonstrate that we are doing things correctly in terms of the environment.”
Economic benefits stand out for those interested in living in this building
Gerardo Huerta, director of Avaterra, stated that the certification Edge not only guarantees the project’s commitment to the environment, it also translates into benefits and savings for its clients.who will not only live in a sustainable environment, but will also represent direct savings in their pockets, by not having to generate additional investments when purchasing their property.
Also, he said, you can access sustainability benefits, for example, the green mortgage offered by banks to encourage the acquisition of sustainable housing, since each apartment within Avaterra has its own certificate that can be shown when accessing to benefits of this type.
“Whoever buys here will be able to access the green mortgage with preferential conditions, both for origination expenses and the interest rate throughout the course of the credit. This is support promoted by the World Bank to motivate the generation of environmentally responsible spaces. And this benefits them because they do not have to search for this process, but rather they arrive at a space that is already certified,” said engineer Huerta Hoyos.
The certification Edge Advanced It is promoted by the World Bank and the International Finance Corporation (IFC) which not only recognizes the characteristics of the building, but also its ability to remain updated and optimized over time.
“By incorporating new technologies and best practices, Avaterra is positioned as a role model in the industry for those seeking to improve the environmental performance of existing real estate projects, hoping to inspire other developers to follow this path towards a greener and more responsible future.” ”, he stated.
